Home staging should be the first step taken prior to selling a home, in order to decrease the number of days on the market and increase the sale price. Staging a property is a smart investment; it sends the message that the home is well cared for. Once you make the decision to sell, it is no longer your "home"; you need to stage the house for its new owner. It does not need to be turned into a designer showpiece, but it must be properly staged, cleaned, organized and clutter free. It needs to be functional but not necessarily for how you currently function. You need to make the potential home buyers feel like they could slip into this life with ease. This will work for any home, in any market, in any price range.

While the homeowners on TV make the process seem exciting and easy (especially when someone else is paying for it), caution must be taken as improvements to a home, superficial or structural, will not always result in an offer that would cover the costs of these changes.
